Arrival & Parking

 The sign for Broadland Bed & Breakfast is situated on the left hand side as you turn into the driveway entrance, as you enter there is un marked parking for several vehicles to the right hand side of the house.  

In the evening, Lighting is provided by flood lighting over the car parking area and all round the house
activated by infra red.

 Access to the front door is on shingle than york stone which is level (no gradient)
to the front door which has a shallow threshold.

 The entrance hall has a white tiled floor with good lighting, the stair to the first floor are close to hand to the right handside as you enter, the dinning/breakfast room is to the left handside of the front door. Access to all public areas are level a public w.c is available, this is facing you at the bottom of the stair case.

The stair well is carpeted with a light carpet (3ft 3”) wide with 14 straight steps than
3 step turning at the top onto the first floor, a continuous hand rail is on the right hand side.

 Breakfast room

There is one large oak dining table which seats 8 people, the Breakfast menu is laminated 
(not brail) and offers a choice of cooked breakfast including vegetarian and vegan, 
we can cater for other diets with prior notice. 

We will explain the breakfast options, Cereals a fruit basket and choice of juices are self-service 
from the sideboard, hot beverages and meals are produced to order from the kitchen.

There is good lighting with plenty of colour contrast between furniture, furnishings, 
wall finishes, napkins and crockery.

From the dinning room you can access the conservatory, a Victorian style with light and heating, guest's can relax with views to the rear garden.

At the top of the stairs the landing runs to the right, with two double en-suite bedrooms on this floor, moving to the right at the far end is access to a further floor, this has a double and single bedded room with own bathroom fitted with power shower, pedistal basin and w.c, these rooms are let on a twin occupancy basis or one double and a single room, they share the same bathroom. (1 double & 1 Single room)

Bedrooms (first floor)

Spring room has level access, with a light colour carpet and decorated with spring colours,
a standard height bed with a pocket sprung 4’6” mattress, two pillows per guest and a 15 tog feather duvet.
The en-suite bathroom has tiled floors the walls and decorated in a light neutral colour,
this room is fitted with bath and shower enclosure over, w.c and pedistal basin. There are views to the back gardens and the windmills at how hill, from all three windows in this room. Cordless electric kettle and beverage tray, colour remote televison, complimentary shower/bath gel and shampoo and white bath towls are provided.

 Autumn room has level access with light colour carpet and decorated in a light autumn colours
the bed is a mahogany 4 poster bed & curtains, a devan and pocket sprung 4’6” mattress, , two feather pillows and a 15 tog feather duvet the furniture is mahogany. The en-suite bathroom is our largest room with a bath and traditional shower attachment for hair washing.
A Cordless electric kettle and beverage tray, colour remote televison with teletext, complimentary shower/bath gel and shampoo and white bath towls are provided.

Second staircase

These two rooms are let on a single or double basis or twin occupancy as they share
the same bathroom.

Summer (1) is a double metal framed bed with brass finials the furniture is light
and the room has a large sink
and vanity unit, Electric kettle and beverage tray, colour remote teletext televison, complimentary shower/bath gel and shampoo, with white bath towels.
the bathroom is outside the main room, this is equipped with w.c, shower, and basin.
The view is over the back garden.

Summer (2) is a single bedroom decorated in light colours with light furniture,
one large built in wardrobe and a dressing table & stool, Electric kettle and beverage tray, colour remote televison, complimentary shower/bath gel and shampoo, with white bath towls.
The view is over the back garden. Cordless electric kettle and beverage tray,
colour remote televison, complimentary shower/bath gel and shampoo and white bath towls are provided.

 Additional information

Broadland bed & breakfast is a non-smoking establishment, we do not accept
pets or children under 12 years.
